How Does Your Roof Affect Curb Appeal?

Curb appeal is a catchphrase you frequently see in real estate ads.  Curb appeal is the attractiveness of your home to those viewing it.  For instance, if someone drives past your house, will they turn their head for a second look because it has such an appealing appearance?  You definitely don’t want them taking a second look out of horror!  This article will discuss how your roof affects curb appeal and how to tie it into the rest of your exterior to achieve a cohesive and appealing look – curb appeal!  If you are interested in improving your curb appeal, then a new roof may be just what you need.

Your roof is not something you can hide; therefore, it has a great impact on the curb appeal of your house.  If it doesn’t fit with the style of your home or is a completely different color scheme than your exterior paint, bricks, wood, or rock, then your curb appeal can be negatively affected.  Your roof is an integral part of your home’s curb appeal.

We are often so focused on decorating our home’s interior that we may neglect the appearance of the exterior to an extent.  Oh sure, you probably mow your lawn, prune the bushes, and maybe plant some fresh flowers in the spring.  But, do you ever go out to the street and gaze at your house through the eyes of a stranger or potential buyer?  Even if you aren’t interested in selling your home, looking at it through the eyes of a potential buyer is a great way to help you spot needed repairs and upgrades. If you had never seen your house before, what would you think of it?  Would you turn your head because of its appeal or out of horror?

A Roof in Need of Repair Affects Curb Appeal

Missing shingles are not a good look!  You don’t live in the Addams Family house!  Missing shingles, mismatched shingles, or even worse tar paper or tarps on the roof are not appealing!  They are also very bad for your home’s integrity.  These types of roofing issues can lead to roof leaks.  Roof leaks can lead to interior damage to drywall and can even lead to mold issues.  A roof in disrepair cannot be ignored, not just because of how it looks but because a good, solid roof is necessary for the well-being of your home and even your family.  Mold can affect anyone and can be particularly hazardous to those with mold allergies.

A Roof That Doesn’t Match the Exterior Affects Curb Appeal

Roofs are available in a variety of types of materials.  If the style of your roof doesn’t match the style of your home’s exterior it can come across as confusing and unappealing.  For example, if your home is a Tudor style or looks like it should be in the Swiss Alps, choosing a red clay tile roof that is usually seen on Spanish villa-style homes will look very out of place.  If you have a unique, older home from the 1920s, a metal roof would look very odd.  Choose a roofing material that matches the style of your home.

Roofs also come in a variety of colors.  You don’t need to perfectly match the color of your home’s exterior paint to your roof.  That would eliminate a lot of fun, beachy colors.  But, don’t choose colors that clash.  For example, if you know you want to paint your home’s exterior a beautiful sky blue, choose a gray scheme for your roof as opposed to brown.  It will flow much better and give it a sea and sky theme.

If you have wood, rock, or brick on the outside of your home, take that into consideration, as well.  You may choose a roof color based on those features, or you may choose to change those features to better match the roof you want.  You may change them out or change the color of them using paint or stain.  But, don’t disregard them.  In conjunction with your exterior paint color and roof color, they all join together to affect the curb appeal of your home.

Summary

Your roof is an integral part of your home.  Remember when your parents said to be thankful that they put a roof over your head?  As an adult, you have a better understanding of how important that actually was!  A roof in good condition is an important part of keeping your home safe and free from leaks.

A roof that matches the style and exterior features of your home greatly lends to its curb appeal.  If you plan on staying in your home forever, then you can pull into your driveway every day admiring the beautiful home you love.  If you plan to sell it, then you know that curb appeal is an important aspect of drawing in potential buyers.
